Idaman Sari Puchong: How Much Should New Homeowners Budget for SPC Flooring?

A first home on a careful budget needs a careful flooring plan. Here are realistic scenarios, what drives the price, and what a quotation should include.

Short version: at the indicative RM6 to RM12 per sqft installed, SPC for the main living and bedroom areas of a roughly 1,000 sq ft Idaman Sari unit would typically fall between about RM4,200 and RM9,600. Overlaying sound tiles, choosing a standard design and comparing itemised quotations keep the figure nearer the low end.

About Idaman Sari

Idaman Sari is a leasehold "Rumah Idaman" project by MGB Berhad (under LBS Bina Group) in the Pulau Meranti and Abadi Heights area of Puchong: 513 units on 6.06 acres, each with a built-up area of at least 1,000 sq ft, three bedrooms, two bathrooms and two parking bays, with prices from RM250,000. MGB announced its topping out in August 2025. MGB's Malay-language announcement lists fittings such as a TV cabinet, kitchen cabinets, fridge, three air-conditioners, water heaters and wardrobes. None of the sources mention floor finishes, so confirm what your unit has in your agreement and at inspection. Check your own handover timeline too, because published sources differ.

Step 1: work out the area to cover

Start with the floor area to be covered, not the built-up size. Built-up includes walls, bathrooms and the kitchen, which usually keep their tiles. For a 1,000 sq ft unit, the living, dining, corridor and three bedrooms might total roughly 700 to 800 sq ft, but your installer should measure the real figure.

Step 2: budget with a range, not a single number

B. Living areas plus three bedrooms700 to 800 sq ftRM4,200 to RM9,600

What moves the price

  • Thickness and wear layer. A thicker wear layer and core generally cost more.
  • Core density and virgin material. Higher-spec SPC costs more than basic grades, so compare like with like.
  • Design. Herringbone and wide-plank patterns cost more per sqft than standard planks (see our SPC explainer).
  • The base. Levelling an uneven floor adds cost.
  • Overlay or removal. Removing old tiles adds hacking, disposal and levelling.
  • Extras. Skirting, transition strips, delivery to a high-rise and lift booking, and moving furniture.

Seven ways to keep the budget in check

  1. Overlay sound tiles instead of removing them, if they pass a tap-test.
  2. Do the visible areas first. If you phase the work, order the same design and ask about batch matching so the colour does not vary.
  3. Choose a standard oak design over premium patterns.
  4. Consider laminate for bedrooms (RM4 to RM8 per sqft in our price guide) and SPC for living areas. Laminate is less water-resistant, so keep it to dry rooms.
  5. Get at least two itemised quotations and compare what each includes.
  6. Do not choose on price alone. Ask each supplier for the core density, wear layer and whether the SPC uses virgin material.
  7. Report defects first so you do not pay to fix a developer's problem.

What an itemised quotation should include

  • The area measured, room by room
  • The product name, thickness and wear layer
  • Underlay
  • Skirting and transition strips
  • Levelling, tile removal and disposal, if needed
  • Delivery, lift booking and any high-rise charges
  • The warranty terms, in writing

Frequently asked questions

How much does SPC flooring cost for a 1,000 sq ft condo in Malaysia?

At an indicative RM6 to RM12 per sqft installed, covering about 700 to 800 sq ft of living and bedroom areas costs roughly RM4,200 to RM9,600. The real figure depends on the grade, the measured area, the base and any extras, so get an itemised quotation.

Is overlaying tiles cheaper than removing them?

Usually yes, because it avoids hacking, disposal and levelling, but only if the tiles are firmly bonded and reasonably flat. In our Setia Alam guide's estimate for about 600 sq ft, removal added roughly RM1,900 to RM3,300 compared with an overlay.

What is usually not included in a flooring quotation?

Items often listed separately include levelling, tile removal and disposal, skirting, transition strips, and delivery or lift charges for high-rise buildings. Ask for each as a separate line.

Should a first-time owner on a tight budget choose laminate or SPC?

Laminate costs less (RM4 to RM8 per sqft in our price guide) but is less water-resistant, so it suits dry bedrooms. SPC costs more (RM6 to RM12) and handles spills and humidity better, so it suits living areas. A mix is common.
