Anya @ Shorea Park Puchong: SPC Flooring Options, Colours and Installation Guide

A compact, open-plan, wood-inspired serviced residence is a natural fit for SPC. Here is what to compare, which colours work, and how installation goes.

Short version: for compact open-plan units like those at Anya, compare SPC by core thickness, wear layer, core density and locking system. Pick a light-to-warm oak so the space feels larger, and have it installed floating with an expansion gap, matching skirting and a proper threshold at the lanai door.

About Anya @ Shorea Park

ANYA at Shorea Park is OSK Property's freehold serviced residence in the Shorea Park township in Puchong South, with 750 units from about 560 sq ft to 1,389 sq ft. It is the second residential phase after MIRA. Listings describe four layouts, from a 1+1 bedroom Type A to a dual-key Type D, with open-plan living, dining and kitchen areas and a lanai (a larger interior balcony) in the bigger types. The developer's marketing describes the design as inspired by the element of wood. The sources checked do not say which floor finishes come with a unit, so check your agreement. Puchong is within Summit World's coverage area; see our Puchong contractor guide.

What to compare when choosing SPC

What to compareWhat to look forWhy it matters
Core thicknessResidential SPC commonly has a 4 to 6 mm coreA thicker rigid core feels more solid, but adds height at doors (see our SPC FAQ)
Wear layerAt least about 0.3 mm; thicker lasts longer in busy homesProtects the printed design from scuffs and wear
Core density and materialAsk whether it is high-density and made from virgin materialAffects stability and consistency. Summit World's Select Series is high-density, virgin material
Locking systemClick-lock floating planksQuick to install, with no glue or wet works in an occupied building
UnderlayAttached to the plank, or a separate layerComfort and sound. Check whether your building has a requirement
Surface finishMatte, textured wood grainHides marks and looks more natural
Plank widthWide planks suit open-plan areasFewer joints, a calmer look

For a real condo example of choosing a thicker, wider SPC format, and when it is and is not worth it, see our D'Clover 6mm wide-plank guide.

Colours that suit compact open-plan units

An open-plan layout shows one continuous floor from the kitchen to the living area, so the colour sets the mood of the whole unit. In 560 to 915 sq ft homes, light to warm natural oak is the safest choice: it reflects daylight and makes the space feel larger, and it suits the wood-inspired design theme. Very dark floors can make a small open-plan unit feel heavier and show dust more readily. Two examples from our own projects (neither is at Anya) show the range.

Installation, step by step

  1. Inspect the unit and report any floor defects to the developer before covering them.
  2. Check the base is flat, clean and dry. If there are tiles, tap-test them for an overlay.
  3. Measure the area to cover, and allow a little extra for cuts as your installer advises.
  4. Lay the underlay, if it is not already attached to the planks.
  5. Click-lock the planks from a straight starting wall, staggering the joints and leaving an expansion gap at the walls and fixed objects.
  6. Cut neatly around door frames, columns and cabinets. A floating floor should not be pinned under heavy fixed cabinets, so agree the order with your carpenter.
  7. Fit the skirting to cover the gap, and thresholds where the floor meets the lanai or bathroom doors.
  8. Protect the finished floor with mats while other trades finish. The D'Clover case study shows this on a real job.

The lanai and wet areas

SPC is highly water-resistant for everyday spills and splashes, but it is not designed to sit under standing water. Treat the lanai doorway as a wet-risk edge: use a proper threshold, keep the floor clear of rain, and dry any pooled water promptly. Wet areas such as bathrooms normally keep their tiled finish.

A rough budget

At the RM6 to RM12 per sqft installed range in our price guide, covering roughly 650 to 750 sq ft of a 915 sq ft three-bedroom layout would be about RM3,900 to RM9,000. That is an illustration, not a quote, and the real figure depends on the grade, the measured area and the base. Our SPC budget guide shows how to build a budget step by step.

Frequently asked questions

What SPC thickness suits a Puchong condo like Anya?

Residential SPC commonly has a 4 to 6 mm core with a wear layer of at least about 0.3 mm. Within that range, choose by wear layer, core density and locking system, and check the extra floor height against your door clearances.

What colour SPC suits a small open-plan unit?

Light to warm natural oak is the safest choice. It reflects daylight, makes a compact open-plan space feel larger and suits wood-inspired interiors. Very dark floors can feel heavy in small units and show dust more readily.

Can SPC flooring go on the lanai or balcony?

SPC is made for indoor use and is highly water-resistant for everyday spills, but it is not designed for standing water or exposed outdoor areas. Use a proper threshold at the lanai door and ask your installer about the lanai itself. For open outdoor areas, see our outdoor decking guide.

Do I need an underlay for SPC flooring in a condo?

Some SPC planks have an attached underlay and others need a separate one. Ask your installer which applies, and check whether your building has any sound or underlay requirements.
