A homeowner's guide to what actually sets the schedule, so you can read a contractor's timeline with a critical eye instead of just hoping it holds.
Short version: A straight overlay on a single room can be a one-day job; a few rooms can run 1 to 3 days. A full renovation that removes old tiles, repairs the base and adds levelling compound usually needs 1 to 3 weeks, mostly because of drying and curing time, not the laying itself. Condo approvals and lift booking can add more. Treat every figure here as a general range: ask your contractor for a day-by-day schedule in writing.
Three things move the schedule more than anything else: whether the old floor is removed or covered over, whether the base needs levelling, and how many rooms are involved. A quote that only states a start and end date, with no breakdown, makes it hard to tell which of these is driving the length. Our guide on where flooring fits in a renovation covers the order other trades and flooring usually run in.
Overlay (no hacking). When the existing tiles are sound, flat and firmly bonded, a new floor such as SPC can sometimes be installed directly over them, skipping demolition and the mess and dust it brings. Our D'Clover overlay case study describes one unit finished in a single day this way; that is one example, not a promise of timing for every home, since it depends on the area, the condition of the existing tiles and site access.
Full removal (hacking). When the old tiles are uneven, hollow-sounding or cracked, they are usually removed down to the base first. Sources describe this as noisy, dusty work that typically covers roughly 100 to 200 sq ft a day for a two-person crew, though output varies a great deal by condition and by building rules on hacking hours. After removal, the base is inspected and, if it is not flat enough, a levelling compound or screed is applied. Manufacturer data sheets vary widely on how long this needs to dry before flooring can go on top: some self-levelling compounds can take light foot traffic in under a day, while a traditional cement screed can need a week or more per few centimetres of thickness before it is ready. This drying window, not the flooring installation itself, is usually the biggest single addition to a full-removal timeline.
| Scope | What it involves | Typical range reported |
|---|---|---|
| Overlay, 1 room | Lay new floor directly over sound existing tiles | 1 day |
| Overlay, whole unit | Same as above, several rooms | 1 to 3 days |
| Full removal, 1 room | Hack out old tiles, check/level base, lay new floor | 3 to 7 days (mostly base drying) |
| Full removal, whole unit | Same as above, several rooms plus staircase if any | 1 to 3 weeks |
These are general ranges drawn from installer and homeowner sources, not Summit World quotations or promises. Your contractor's written, itemised schedule is the one to rely on, since base condition and building rules can change it either way.

For a straightforward overlay on a sound existing floor, installer sources put a single room at about a day and a whole unit at 1 to 3 days. If old tiles need removing and the base needs levelling first, the drying and curing time usually adds several days to over a week on top of that.
Usually, yes, because it skips demolition, disposal and most of the base-levelling wait. Our D'Clover overlay case study is one example finished in a day, but an overlay only suits a floor that is already flat, sound and firmly bonded; your contractor needs to check this on site.
Drying time depends on the product and its thickness. Some self-levelling compounds can take foot traffic within a day, while a traditional sand-cement screed can need roughly a week or more per few centimetres of thickness in good conditions, and longer in humid weather. The manufacturer's data sheet, not a general rule of thumb, should decide when it is safe to lay flooring on top.
They can. Many Klang Valley condo managements require a renovation permit and a deposit approved in advance, which alone can take one to two weeks, and most also restrict noisy hacking work to certain hours, which can stretch out a job that would move faster in a landed house.
Be cautious of a fixed guarantee before the base has been inspected, since hidden issues under old tiles (an uneven slab, old adhesive, dampness) are common and can change the schedule. A reliable contractor should explain what could extend the estimate, not just give a single number.
