How to Prepare Your Home Before Flooring Installation: A Checklist

What to sort out before the installers arrive, so the job starts on time and your floor goes onto a base that is ready for it.

Short version: Short version: most of the preparation is about access, an empty and clean work area, and a base that is flat, clean and dry. Ask your contractor what they will and will not handle (moving furniture, removing old flooring, skirting, doors), get condo approvals and lift bookings in early, and plan where people and pets will be during the noisy and dusty stretch. Where a manufacturer's installation guide says otherwise, the guide wins.

1. Weeks before: settle the paperwork and the scope

  • Agree who does what, in writing. Guides from flooring retailers commonly list furniture moving, removing old flooring and skirting, trimming doors and handling appliances or toilets as items to clarify with the installer rather than assume. Ask for them to be itemised in the quotation (see where flooring fits in a renovation).
  • Confirm the product and the quantity. Check design, thickness and the extra allowance for cutting waste before delivery, not on installation day.
  • Check building rules if you live in a condo. Many Malaysian condos want written management approval before flooring replacement, a refundable renovation deposit, contractor registration, lift padding and booked service-lift slots. Amounts, timelines and working hours differ from building to building, so ask the management office for its renovation guide and forms. See the section below.
  • Plan the timeline around the base. If old tiles must come up or the floor needs levelling, the schedule changes. Our overlay-versus-remove guide explains the trade-off, and an overlay over sound tiles avoids hacking altogether in suitable cases.

2. The base matters more than most owners expect

Click-together vinyl and SPC planks usually float over the base, so manufacturers' installation guides tend to ask for a base that is clean, flat, dry and structurally sound. Flatness limits differ by brand: some overseas guides quote roughly 3 mm over 2 m or 5 mm over 3 m, but your product's own guide sets the limit that applies to your warranty. Typical points to expect are below.

CheckWhat installers and manufacturer guides generally look forWhat you can do
FlatNo pronounced humps or dips; a straightedge test is common.Ask the contractor to check and quote any levelling before the start date.
CleanNo loose debris, adhesive, paint, oil or wax residue.Let the contractor decide what to scrape or grind; do not improvise with solvents.
DryNo damp patches; some guides ask for moisture testing on concrete.Report leaks, seepage or damp walls before flooring is laid over them.
SoundCracks, hollow or loose tiles dealt with first.Point out loose or hollow-sounding tiles you already know about.

General guidance drawn from manufacturer and retailer installation guides, mostly overseas. Limits vary by product; follow the guide for the floor you buy.

If you plan to report defects or marks left by earlier trades, do it before the floor is covered. Once planks are down, it is harder to prove what was there first. Our Est8 checklist shows what to look for in a newly handed-over unit.

3. A few days before: clear the space

  • Empty the rooms being floored. Furniture, rugs, shoes, plants, curtains that touch the floor and small items. Fewer items on the floor mean faster work and fewer scratches.
  • Plan for the big pieces. Beds, wardrobes, sofas and the fridge are often the sticking point. Agree beforehand who moves them and where they will sit meanwhile. A neighbouring room that is not being floored is ideal, because it will be needed again in sequence.
  • Clear a path from the entrance to the work area, and a spot where planks can be stacked and cut.
  • Allow the material to settle in the home if the manufacturer asks for it. Some guides ask for planks to rest in the room for a day or more before installation; others for none. Retail guides mention anything from about 48 to 72 hours for some products, so treat that as a typical range, not a rule.
  • Move valuables and fragile items out, and take wall art and mirrors off walls near where tools will be used.
  • Check doors and thresholds. Planks sit above the old surface, so doors may need trimming and transitions may need planning. Raise this with your contractor early. If you are flooring a newly collected unit, our new-home key collection guide covers the timing.

4. If you live in a condo

Management rules are set per building, so the numbers below are only what published guides report, not a promise for your building. Not legal advice; check your own sale and purchase agreement, house rules and by-laws.

  • Approval. Several Malaysian renovation guides say condos commonly require written approval before flooring replacement or hacking, sometimes after submitting contractor details. Processing times are reported from a few working days to a couple of weeks.
  • Deposit. Refundable renovation deposits are reported from about RM1,000 to RM5,000 depending on the building. Management may deduct for damage to common property or rule breaches.
  • Lift and corridor protection. Booked service-lift slots, lift padding, corridor floor protection and rules for carrying out debris are common.
  • Working hours. Many buildings restrict noisy work to weekday and Saturday daytime hours and bar Sundays and public holidays. Ask for your building's exact hours.

5. The day before and the morning of

  1. Confirm the arrival time, parking and lift booking with your contractor and the management office.
  2. Make sure someone can let the crew in and answer questions on site.
  3. Cover or move furniture and electronics in adjoining rooms and close doors; dust travels further than people expect.
  4. Put a household contact list and any building pass requirements where the crew can find them.
  5. Walk through the rooms together and note existing marks on walls, doors and fittings, ideally with dated photos.

6. Dust, noise, pets and children

Cutting, scraping and any removal of old flooring create noise and fine dust. Retail guides generally suggest keeping children and pets away from the work area, confining pets in a secure room or arranging care elsewhere, and considering staying elsewhere if someone has breathing problems. Doors left open for deliveries are also a common way for pets to slip out. If you must stay, agree with the contractor which rooms will be worked on first so the household has a clear room to use.

7. After the crew leaves

  • Walk the floor in good light and check edges, transitions and doorways with the contractor present.
  • Ask how long to wait before moving heavy furniture back and what felt pads or care products are recommended for your floor.
  • Ventilate the rooms and follow the care instructions for the product. Our SPC FAQ covers everyday SPC care questions.

Frequently asked questions

Do I need to move my furniture before the flooring installers arrive?

Usually the work area has to be clear, but who moves heavy furniture varies. Some installers include it and some do not, so ask which items they will move and get it written into the quotation.

Does the base need to be perfectly flat for SPC flooring?

No floor is perfect, but manufacturers generally require a base that is clean, flat, dry and sound, within a stated tolerance. The limit differs by product, so ask your contractor to check the base against the installation guide for your chosen floor.

Do I need condo management approval before a flooring renovation?

Often yes. Many condos want written approval, a refundable deposit and booked lift slots before flooring work, but rules differ by building. Ask your management office for its renovation guide and forms early.

Should pets and children stay at home during flooring installation?

Retail installation guides generally advise keeping them away from the work area, and arranging care elsewhere for the dustiest or noisiest part if you can. Households with breathing problems may prefer to stay elsewhere.
